How it works

UAE Property Checker is a due-diligence layer on top of Dubai Land Department's own public data — it doesn't collect anything from developers, agents, or buyers. Everything shown comes from one of a few automated steps:

1. Daily sync

Every day at 02:00 (Dubai time), a background job pulls Dubai Land Department's open-data feeds: the projects registry (status, construction progress, escrow account, dates), the transaction register (resale and off-plan deals), and the full projects-lookup name list. See Data sources for the exact datasets.

2. Matching deals to projects

DLD's transaction records carry a project name but not a project number, so deals are matched to a project by its registered name and rolled up into that project's recorded deal history — count, most recent sale, and average price per square foot.

3. Progress-vs-schedule flagging

Each project's DLD-published construction percentage is compared against how much time has elapsed between its registered start date and planned finish date. A project that's fallen well behind that pace, or has passed its planned finish date without reaching 100%, is flagged so it stands out — a plain reading of DLD's own numbers, not a separate judgment call.

4. What's manually curated

A small number of things DLD's open data doesn't publish at all — project photos and (where available) the escrow bank name — are added by hand from public developer/agent sources, and clearly credited wherever they're shown. Everything else (status, dates, progress, escrow account number, deal history) is DLD data, unmodified beyond formatting.
