What is UAE Property Checker?
A due-diligence lookup for Dubai off-plan and ready properties. Search any registered project to see its official registry status, construction progress, escrow account, and recorded resale/off-plan deal history — all sourced from Dubai Land Department's own open data.
Where does the data come from?
Dubai Land Department (DLD) open data: the projects registry, construction inspection results, the transaction (deal) register, and the projects-lookup name list. See the Data sources page for the exact datasets used.
How often is it updated?
Automatically, every day at 02:00 (Dubai time). Each run re-pulls the registry and transaction datasets and updates any project whose progress, inspection date, or status has changed since the previous sync.
Why does a project show 0% progress or no data at all?
DLD's open-data registry only covers projects within a rolling recent window. A project outside that window still appears (matched by name from DLD's separate projects-lookup list) but shows no registry detail until DLD publishes it — that's shown on the page as "outside current DLD window", not an error.
What does "behind schedule" / a red progress bar mean?
It's the DLD-published construction percentage compared against the time elapsed between the project's registered start and planned finish dates. A project that has passed its planned finish date without reaching 100%, or is well behind the pace its own timeline implies, is flagged red so it's visible at a glance — it does not mean the project has been cancelled or is not on track.
Can I rely on the escrow account number shown?
The escrow account number comes from DLD's open data when published. The escrow bank/agent is not published by DLD at all, so where shown it's been entered by hand from a public source — always confirm both directly with the developer or Dubai REST before making any payment.
Do you cover Abu Dhabi or other emirates?
Not yet — currently Dubai only. Abu Dhabi (via ADREC/DARI) is a planned addition.
I found incorrect data — how do I report it?
Use the Contact page. Include the project name and what looks wrong, and it'll be checked against DLD's own source directly.
Is this an official Dubai Land Department service?
No. This is an independent, informational tool built on top of DLD's public open data. It is not affiliated with, endorsed by, or an official channel of the Dubai Land Department or any government entity, and nothing on this site is investment advice.
